Spray foam insulation in Mission Viejo CA - the right foam in the right place
Hot upstairs, a drafty room over the garage, or a power bill that keeps climbing? We'll tell you if foam fixes it.

Is spray foam right for your Mission Viejo attic or walls?
Spray foam insulation in Mission Viejo is a two-part foam we spray onto the underside of your roof or into the wall framing, where it insulates and seals the air gaps in the same pass. It's a strong fix for some houses and the wrong call for others, so we start by figuring out which one yours is.
Most calls we get at Mission Viejo Insulation and Spray Foam start with a room that won't stay comfortable or an old attic someone doesn't trust, and we work across Mission Viejo and the Orange County cities around it. The price moves with how much area we're covering, open-cell or closed-cell, how thick it goes on, and whether old insulation that's wet or full of droppings has to come out first through insulation removal. The schedule turns on that cleanout, whether a permit is needed, and the time your household needs to be out of the house. Your own number comes from the estimate, after I've seen the space.

What spray foam installation looks like
How we do a spray foam job
Before anything gets sprayed, I look at the space and we talk through foam against blown-in, because foam isn't the answer for every attic. If anyone at home has asthma or allergies, we settle that before booking and help you plan your time out of the house. On the day, we clear out anything that shouldn't get buried and protect the rest of the house, then pick the foam by where it's going and spray the underside of the roof or the open wall cavities, working the edges as hard as the middle since that's where coverage usually goes thin. We trim it back, cover it where the attic's use calls for it, and clean up.
A lot of attics don't need foam at all. If your ductwork isn't up there, sealing the gaps and topping up the floor with blown-in insulation, loose fill blown through a hose, usually wins, and I'll tell you so. Our attic insulation work covers the rest of that space, including whatever's already lying on the attic floor.
Why Mission Viejo homeowners call us about spray foam
I estimate it and check it
I come out to look at the job and write the estimate myself, and I check our installers' work before we leave. So the person who told you what you'd get is the same one making sure you got it.
Licensed and insured in California
We're fully licensed and insured. California's contractor license board treats insulation as its own trade, covering any material installed to slow heat or sound, so the license is worth asking about before anyone sprays your attic.
Learned in Orange County attics
I learned this trade on an insulation crew working Orange County attics and started this business in Mission Viejo in 2023, after years running a pool route. Pools and attics turn out to have one thing in common, which is that the problem is usually the part you can't see.
On a foam job the order is everything, because once it's sprayed you can't see what's under it. If that's how you want your attic handled, ask for an estimate and I'll come take a look.

What happens after you call about spray foam
Call or send the form
You call (949) 619-8030 or send the form, and I'm the one who gets back to you. It helps to know roughly how big the attic is, how you use it, and whether anyone at home has asthma or allergies.
I look and write it up
I come out, look at the attic, walls or crawl space, and write an estimate that lists each step in the order we'd do it. You'll know what you're paying for and what happens when, or why I think blown-in fits better.
Permit and inspections, if needed
If the job needs a permit, we file it with the office that covers your address and book the inspections ourselves. In Mission Viejo that's the city, where permits and inspections all go through its online building system, and an inspection requested before 4 PM happens the next business day.
Installers work, I check it
Our installers do the work while you're out of the house, and I check it before we call it done. If an edge is thin or a gap got missed, it gets fixed then, not after you've moved back in.
Spray foam questions from Mission Viejo homeowners
How much does spray foam insulation cost in Orange County?
Spray foam in Orange County usually runs about $2,000 to $4,500 for a 1,000 square foot area with 3 inches of foam, according to one Orange County price survey. Open-cell sits toward the low end of that and closed-cell toward the top. Your attic's size, the foam and how thick it goes on set your number, and the estimate gives it to you.
Should I choose open-cell or closed-cell spray foam?
Pick it by where the foam is going. Open-cell blocks air but lets moisture pass, while closed-cell, a denser foam, also slows moisture at normal thickness, which is why it's a poor fit in frame walls that need to dry to the outside. Under an older roof, closed-cell can hide a leak for a while because water won't get through it, so I'd want the roof looked at first.
What is the best way to insulate my attic, spray foam or blown-in?
For a standard attic that isn't heated or cooled, blown-in usually comes out ahead on cost. One national publisher found blown-in on the attic floor costs 40 to 70% less than foam on the roof deck for the same insulating value. Foam on the roof deck brings the attic inside your conditioned space and seals air too, which narrows that gap but doesn't close it.
How long do I have to stay out of the house after spray foam insulation?
Plan on at least 24 hours away, during the spraying and after it. That's the usual safety advice and some foam makers say the same, but re-entry time, when it's okay to come back in, varies by product, so go by the maker's number for the foam going into your house. We'll help you plan the time away around it.
Is spray foam safe if someone in my house has asthma or allergies?
It can be, but it's something to settle before booking, not after. The safety advice is for anyone with asthma, respiratory allergies, skin conditions or an earlier reaction to isocyanates, the chemicals that react to make the foam, to read the product information carefully and, if needed, consider another kind of insulation. If foam isn't a fit for your household, we'll talk through the other options at the estimate.
Does spray foam in the attic have to be covered?
Usually yes, and how you use the attic decides with what. The standard guidance is a thermal barrier, a covering such as drywall, between the foam and living space, with an attic used only for utilities getting an ignition barrier and an attic used for storage or living getting the thermal barrier. Tell me at the estimate if you keep boxes up there.
Work that goes with spray foam insulation
Attic insulation
If the attic floor still has old, flattened insulation on it, this is where we decide whether to top it up, replace it or leave it be because the foam's going on the roof.
Blown-in insulation
The cheaper way to add depth to an attic floor when the ductwork isn't up there, and the one I'll steer you toward when it fits.
